• Showing Assistant Policies and Procedures

    As the Showing Assistant, you are acting on behalf of the agent that delegated the showing to you. Please remember that you will be a reflection of them in your interaction with their buyer client, so be as polite and friendly as possible - just not overly friendly, as you are also simply there to facilitate a showing and not step on the toes of the Delegating Agent. If the buyer asks questions you are not permitted to answer or is overly friendly or suggests you showing them properties in the future, make sure to plainly state that you work on behalf of the Delegating Agent and that you must refer such questions to them and that as a policy you cannot speak about these issues. The following are Showingly’s Policies and Procedures:

     

    SCHEDULING PROCEDURE

    Step 1: Before picking up a showing be sure that you are located near the property to ensure timeliness. Remember that you must arrive at the property no later than 5 minutes after the scheduled showing window in order to not violate the Timeliness Policy.

     

    Step 2: Once the showing request has been picked up please wait for confirmation from the listing agent or seller. If the listing agent’s method of showing access is not Showingly, be sure to go outside of Showingly to schedule and confirm the desired showing time through the listing agent’s preferred method of showing access.

     

    Step 3 (if listing is not connected in Showingly): After the desired showing time is confirmed through the listing agent’s preferred method of showing access be sure to go back into Showingly to provide confirmation that the showing will proceed.

     

    SHOWING PROCEDURE

    Arrival: Greet Customer/Buyer with a friendly smile and notify them that you are their Showing Assistant for their agent (use Delegating Agent’s name).

     

    Property Entry: When unlocking the property be sure to knock on the door and announce yourself. Once inside the property be sure to turn on all lights. Kindly instruct the customers/buyers to walk through the home at their convenience and that as (Delegating Agent)’s Showing Assistant, you are not supposed to provide information and advice about the home, but instead refer them to the information contained on the Showingly App. Do not follow the buyer too closely, but make sure no suspicious activity occurs. Make sure the buyer stays inside showing time window - after 25 minutes has passed, you are allowed to give the buyer a 5 minute notice.

     

    Completion of Showing: Be sure to turn off all lights and look all doors (and other entry points). Secure all keys back inside the lockbox (scramble the code if applicable). Before customer/buyer departs from the property kindly ask the customer/buyer to leave feedback on the home and you as the Showing Assistant in the Showingly App.

     

    Emergency Procedures: If there is an emergency situation PLEASE CALL 911. If the situation is not as urgent, please contact Showingly with the “Help” section within the Showingly Agents app.

     

    SHOWING CONDUCT POLICY

    The Showing Assistant’s only responsibility and requirement is to open the property to the buyer and remain on premises during the showing. Any substantive conversation about the price, the real estate market, the neighborhood, and/or the condition of the property is expressly prohibited, and the Showing Assistant will refrain from such communication. The Showing Assistant will not directly or indirectly solicit, contact (including but not limited to email, regular mail, express mail, telephone, fax, and instant message), attempt to contact or meet with any buyers shown on delegated showings for purposes of offering or accepting goods or services similar to or competitive with those offered by the Delegating Agent. Per the Terms of Use and Showing Delegation Agreement, Showing Assistants will forfeit any right to commission or other compensation in such an instance and will face appropriate civil and/or legal action.

     

    SHOWING FEEDBACK POLICY

    Showingly will collect feedback on Showing Assistants by both buyers and Delegating Agents. Each instance that Showing Assistant receives negative feedback will be reviewed on a case by case basis by Showingly Staff. We reserve the right to suspend or terminate your access to the Showingly Platform or Showingly Delegation features as a consequence of negative feedback.

     

    TIMELINESS POLICY

    Showing Assistants MUST arrive at the property in time to preserve the integrity of the showing process. Please arrive early or on-time to the showing. Showingly has in place a strict 5 Minute Rule for timeliness. If you do not arrive at the property within 5 minutes of the showing appointment start time, Showingly will deduct half of the Showing Assistant Payout as penalty. If the Showing Assistant misses the Showing completely, the full amount of their Showing Payout will be refunded to the buyer and Showingly will deduct half of the Showing Assistant Payout from their next showing as a penalty. Showingly reserves the right to suspend or terminate Showing Assistant’s access to the Showingly platform and/or delegation features.

     

    DRUGS AND ALCOHOL POLICY

    Showingly does not tolerate the use of alcohol or drugs by Showing Assistants. Any user found to have violated this prohibition will lose access to the Showingly platform and face appropriate civil and/or legal action.

     

    NON-DISCRIMINATION POLICY

    Our goal is to be at the fingertips of those looking to expand their freedom and enrich their personal and professional lives. Showingly and its affiliates therefore prohibit discrimination against users based on race, religion, national origin, disability, sexual orientation, sex, marital status, gender identity, age or any other characteristic protected under applicable law. Such discrimination includes, but is not limited to, any user refusing to provide or accept services based on any of these characteristics. Any user found to have violated this prohibition will lose access to the Showingly platform.

     

    FIREARMS POLICY

    Our goal is to ensure that everyone has a safe and productive showing. That's why Showingly prohibits Showing Assistants (and buyers) from carrying firearms of any kind while conducting showings through Showingly to the extent permitted by applicable law. Anyone who violates this policy may lose access to the platform and face appropriate civil and/or legal action.

     

    LOST PAYOUT POLICY

    If for any reason Showingly deems you have not acted in accordance with Showingly’s Terms of Use, Showing Delegation Agreement, or Showing Assistant Policies and Procedures, Showingly reserves the right to withhold and/or revoke any or all amount of the Showing Assistant Payout, and in some instances provide a refund to the Delegating Agent.
